Rental Setup and Maintenance

Telephones

Phone service must be set up to allow guests to make unlimited local calls. This is usually available at a low flat rate from your local phone service company.

To prevent additional charges from being incurred on your phone bill, you should restrict outgoing toll calls (900, 976 numbers etc.) as well as the ability to accept incoming collect calls. The necessary changes can be made by contacting your local phone service provider.

If you would like to have long distance service at your property, you should also have access restricted through your long distance company.

Minimum Furnishings Required

The furnishings that are required will be discussed at the time the property is reviewed. You may add additional furniture, accessories and kitchen utensils if you desire. Properties cannot be rented until they are completely furnished as well as have patio furniture and a Barbeque.

Accessories are very important for the finishing touch to your home. Items requested by guests include ample lighting, two to three telephones, clothing hooks in the bathrooms, two or more televisions, DVD, Stereos, hangers, etc.

Our housekeeping department provides your home with linens, towels and the initial setup of soap, Kleenex, toilet paper, and trash liners for guest use. These are renewed with each reservation.

Preventive Maintenance

Please remember your home is a rental unit. Wear and tear will occur. To help you maintain your home we strongly recommend the following:

  • Place bumpers on inside garage walls
  • Place luggage racks in all bedroom closets
  • Place clean and attractive doormats at all entrances
  • Place bar/counter wall bumpers
  • Place all of your personal belongings in an out of the way closet and lock it
  • Leave an easy to understand instruction sheet for guests to read (such as how to adjust thermostats, televisions, electronics, vertical blinds, etc. Anything that a guest might find difficult)
  • Do not decorate your home with white colors, Indian cotton or hemp fabrics. These fabrics cannot be cleaned easily.
  • Place arm covers on chairs, love seat and couches to protect them from dirt. We recommend leather furniture for durability and ease of cleaning.
  • If your unit is listed as a smoking unit, please supply large glass ashtrays.
  • A maintenance program for your heating system and fireplace is highly recommended.
  • If your home has appliances under warranty and serviced by outside vendors, please provide us with a copy of the contract.
  • Please do not put a lock on your fuse box as we may need to access it in case of an emergency

Repair and Maintenance

Throughout the year, Tahoe Keys Resort and Lake Tahoe Reservation Bureau will perform or schedule repairs and maintenance required in your home. This protects your investment and enables us to rent your home as much as the market demands.

When Tahoe Keys Resort/Lake Tahoe Reservation Bureau performs services utilizing in-house staff, parts and labor are charged based upon a one-hour minimum fee. We work with only the most reputable local contractors and suppliers to provide you with the best and most cost effective services when work must be outsourced.

Required work or essential purchases that cost less than $200 is performed without your authorization. In the case of emergencies, additional amounts may need to be spent. Outside of emergency situations, Tahoe Keys Resort/Lake Tahoe Reservation Bureau will contact you to review required repairs and ask approval to proceed. If you desire to coordinate the repair or maintenance issue directly, you may do so. We will be glad to assist you in recommending qualified contractors.

If you desire we will coordinate all maintenance including sourcing reputable contractors, collection of bids, inspection of work performed and payment of all invoices for a service charge based upon an hourly rate of $40.00 per hour to cover our time and expenses in the field.
