The Management Agreement The Management Agreement is a binding contract between Tahoe Keys Resort/Lake Tahoe Reservation Bureau and the homeowner. Please read the documents carefully. Our homeowner representative will be happy to answer any questions you may have. The terms of the contract set forth a commission of 40% for rentals of less than 30 nights and a 30% commission for rentals exceeding 30 consecutive nights. We are the Exclusive Rental Agent. We understand that occasionally you may locate a renter for your unit. Should this occur, please confirm availability with us before confirming with your rental guest. We will coordinate the entire reservation including payment, sending your guest a confirmation, collecting a security deposit, performing a walk through inspection, arranging for check in for your guest and performing a lockdown inspection of your property after guest departure. For this service we will charge a reduced commission of 20%. You may cancel your contract by notifying us 30 days in advance in writing. How do I know When My Home is Rented? If you have questions about your rental activity, we encourage you to call our office. A future reservations report is mailed each month with your statement. Since reservations change daily, the activity report is not guaranteed. You will also have access to a real time online booking page for your property whereby you may review your rental activity as well as make owner and owner guest reservations. How to Reserve your Unit for Personal Use Initially, you can indicate when you wish to reserve your home by listing
the dates on the management contract. Once completed and returned to the

Please note that in the event that Tahoe Keys Resort/Lake Tahoe Reservation Bureau receives notice of the Owner's intended use and we have already booked the property for rental, the renter of the property takes priority over the use of the property by the owner or guest of the owner. These methods were designed to prevent double bookings of your home with a guest and a homeowner at the same time. Please remember to confirm availability with our office before making plans to stay in your home as availability changes daily. You may also make online reservations through our secure owner booking site. Additional information will be provided about this service upon signing of the contract. Reservations for Family You may make reservations for your family at any time during the rental period. In order to maximize your revenue, you may want to attempt to schedule these reservations during shoulder seasons such as the spring and fall. Please call our office to confirm availability before confirming with your guest. We will gladly assist your guests with check-in and keys upon arrival. Personal Belongings and Sports Equipment Any personal items, including towels and linens that you wish to leave in your condo or home should be stored in a locked closet or cabinet whenever you are not the occupant. It is our suggestion that you select an out of the way closet or cabinet. You must leave guest access to as many closets and cabinets as possible. If you are storing a boat or skis in your garage, please store them as far to one side as possible. Guests may not use your boat or skis, so we recommend that you remove the keys, cover the boat and skis and secure them. It is recommended that your garage be available for guest use.
