Expected Occupancy and Financial Return Occupancy and financial return are based on the season and the condition, size and location of the home and rental restrictions placed by owners. An attractively decorated home that accepts pets, two night stays and will "rent down" to a lower rate has a better potential for maximum financial return than one with these items restricted. Also, the less you use your home, the more we can try to rent it. Our goal is to rent all of the homes we represent as often as possible. We view our relationship as a partnership- we only make money if you make money. Due to existing variables and homeowner restrictions, it is impossible to provide homeowners with expected income revenue, however we can provide comparable rental histories for similar properties. Sales Promotion For promotional purposes (travel agents, writers, celebrities, advertising vendors, airline executives, etc) we may use your home for a guest on a complimentary basis for up to five nights per year. This is done on a last minute, space available basis, so as not to affect your income. Is Your Home For Sale? We ask homeowners to notify us in writing, thirty days prior to listing
Lock boxes are not permitted. Your real estate agent should pick up a key from our office after calling to determine availability. Maximum and Minimum Rental Rates The rental size is determined by the number of full beds and number of hide-a-beds. For example, a home with one regular bed and one hide-a-bed will rent maximum size at the one bedroom rate. Any bedroom that does not have a closet, a bed, a chest of drawers and a door closing off the room is not considered a bedroom. Likewise, air mattresses or rollaway beds are not acceptable bedding and are not advertised. Based on experience, we have found that a property with flexibility, that can be rented as a smaller unit for smaller groups than originally intended, has the potential of capturing more revenue. (Ex. A two bedroom home rented last minute at a reduced rate to accommodate two people rather than four.) Please note that the City of South Lake Tahoe and Eldorado County have the authority to establish occupancy limits via ordinance.
