Echo Creek Conference Retreat at Lake Tahoe

Development Opportunity---Opportunity to develop a conference retreat/group facility at Lake Tahoe, California (not a hotel or motel - prearranged groups only) comprising an additional 40,000 square feet of accommodations and amenities to house up to 160 people. The subject property is comprised of 16+ acres of land. It is situated in a heavily forested area of South Lake Tahoe. Approximately one-half mile of Echo Creek passes through the property. The property is bordered by hundreds of acres of National Forest. The property is conveniently locatd to US 50 providing for easy year round access. The property includes an existing 3,750 square foot lodge. The mountain home contains five bedrooms, a loft, three baths, vaulted ceilings, game room w/wet bar, three river rock fireplaces, spa, security system and large entertainment area. We also added a full size basketball court this summer. The interior of the lodge is finished in wood and logs and all of the furniture is custom built log style. Prospective guest users would be Silicon Valley corporate retreats, ski groups, church groups, associations, youth groups, seniors, seminars, wedding groups, etc. The approved development plan includes a 27,000 square foot main lodge and a second lodge of 13,000 square feet. The two buildings will house up to 160 people in 31 spacious two-room suites of 548 square feet to 1,033 square feet, 17 of these suites will also have lofts. Additionally, the buildings will house a meeting room of over 1,400 square feet, dining room of approximately 1,500 square feet, spa facilities, a number of breakout rooms, game room, library and exercise room. Other planned outdoor facilities include the addition of a tennis court. There are approximately 35 parking spaces for autos and vans, overflow parking area and potential off-site parking area for buses. Depending on the quality of the facility building costs could vary from a low of $75/square foot up to $200/square foot or more, plus infrastructure costs (utilities, onsite roadways, parking areas, tennis court, etc). This is a "one of a kind" opportunity. The original permitting process took over 3.5 years and it is doubtful if another such permit will ever be issued for a project this size. The project is in the final stages of planning, obtaining county permits, engineering, etc.

AREA DESCRIPTION
